Residential intensification in keeping with the community context

Hired to assist in the management of development approvals within Ottawa’s Glebe neighbourhood, Fotenn functioned as the project manager for Zoning Bylaw Amendment, Site Plan Control and Plan of Condominium applications. Fotenn was also involved with preparation and provision of expert testimony before the Ontario Municipal Board (OMB) with the development ultimately approved by the OMB.

The project sought to replace an existing assisted living unit with a high-end, four storey apartment building. Many key elements were required in order to ensure the low-rise building would be a proper fit within the neighbouring context which included: several single detached dwellings, a church and a school. To ensure the development would be a seamless addition to the neighbourhood, specific prominent architectural features were integrated as well as consistent landscaping design.

Fotenn managed the approval process in a timely and professional way by dealing extensively with city staff and members of public, Council and the Planning Committee.
